REVEALING INSIGHTS ON AI APPLICATION AND INVESTMENT STRATEGY IN REAL ESTATE: A PERSPECTIVE FROM THE CHIEF INVESTMENT OFFICER OF VINHOMES AT MBA CLASS

As part of the Financial Analytics for Managers course, MBA students at VinUni recently had the opportunity to attend a session with guest speaker Alex Pham, who led a discussion on the topic: “Transforming Investment Strategy with AI and Financial Data.”
Mr. Alex Pham is one of the leading experts in the real estate field in Vietnam. He holds a Ph.D. in Real Estate Economics from Western Sydney University and has held numerous management and investment advisory roles at real estate companies and investment funds in Australia. He is currently the Chief Investment Officer (CIO) at Vinhomes.
At the beginning of the session, the speaker analyzed how real estate investors approach project development strategies through three core pillars: population, infrastructure, and financial efficiency. The selection of investment locations depends not only on population size but also on the ability to attract long-term residents, particularly in large urban areas. Transportation infrastructure and land use optimization also play a critical role in connecting and developing projects.
Furthermore, the session emphasized the importance of financial analysis and company valuation as the foundation for investment decisions, while introducing AI as a tool that helps synthesize data, identify trends, and enhance the effectiveness of company evaluations. However, the speaker also pointed out that the financial market is inherently random, and historical data processed by AI cannot accurately predict future developments. Therefore, AI should be seen as a decision-support tool, not a replacement for critical thinking, experience, and the ability to interpret market expectations.
Through these practical insights, MBA students at VinUni had the opportunity to expand their thinking on the role of financial analysis in modern management, while also gaining a deeper understanding of the limitations of analytical models when applied in real-world contexts.
